CHECK IN + CHECK OUT
EARLY ARRIVAL + LATE DEPARTURE
If you are arriving ahead of 3pm, please let us know and we will do our utmost to be of service. To ensure you can settle into your room earlier than 3pm, we kindly suggest booking it from the night before.
Should you desire to linger in your room a little longer and require and late check-out, we will do our very best to help. However, for later departures up until 4pm, a charge of up to 50 per cent of the room rate will occur; and any time after that, a charge of a full night’s rate will apply.
Notwithstanding time, late departures will be subject to availability. Should we be unable to accommodate you, we will always be glad to store your luggage, safely and securely.
PRE-AUTHORISATIONS
All credit cards are pre-authorised upon checking in for the sum of your accommodation plus an additional £300 per night to cover any incidentals. Should you wish to know more, please contact The Hotel.
Unfortunately, we are unable to pre-authorise debit cards, therefore you will be charged for the full cost of accommodation and £300 per night to cover any incidentals, upon check in. Any amount over will be refunded to the same card upon check out.
CANCELLATION POLICY
Manor Rooms and Manor Studio bookings can be amended or cancelled without charge up until 3pm (local time) 48 hours before your arrival. Manor Suite bookings can be amended or cancelled without charge up until 3pm (local time) at least 72 hours before arrival, unless otherwise noted. Please be aware that longer cancellation policies will apply during spells of high demand and for lingering stays longer than 7 days.
Once you have checked in, should you desire to amend your stay within the cancellation policy, one night’s accommodation fee will apply.
Should you not arrive for your stay, please note that a charge of one night for bookings in a Room, Studio or Suites will apply.

Standard VAT is applied to all reservations, charged at the applicable rate and as required.
PAYING FOR SOMEONE ELSE?
Should you wish to pay for someone’s stay but will not be present at the point of check-in, a completed Third-Party Payment Form will be required. This is for the protection of the card holder. Please email stay@the22.london to request a form.
We kindly advise you to have the form wholly completed and processed at least 72 hours before arrival, otherwise the guest will be required to pay upon check-in.

As guests of The Hotel, children are welcomed in the restaurant.

Dogs are welcomed to accompany you during your stay, subject to availability. Please contact stay@the22.london to confirm. If you wish to bring a different pet, please do get in touch with The Hotel.
We have a sprinkling of house rules for pets:
Safety is our utmost priority. Pets must be kept on a lead or in a carrier whilst in public spaces in The Hotel. Pets are not allowed upon the furniture under any circumstances. Should any damage occur, you will be liable for the repair costs of any damages or additional cleaning requirements, including labour costs.
A minimum cleaning fee of £100 applies following each stay in all Rooms and Suites. Further charges may apply should there be any damage or if considerable cleaning of the room is needed.
Pets should always be with you or a trusted member of your party and should not be left alone in either the public areas or the bedrooms. The Hotel staff are not responsible for chaperoning your pet.
PARKING
Parking is available not far away at The Q Park – Marble Arch (12 min walk) at an additional charge, please see rates HERE. If you wish to hire a car or engage a driver during your stay, please contact concierge@the22.london and they will be delighted to help you.
GYM
The beautiful bones of our Edwardian manor do not allow for a gym of our own. However, we have conspired with BXR Marylebone, only a 12 minute walk give you complimentary use of the facilities whilst staying at The Twenty Two. Should you have any particular training needs, please contact our lovely Front of House team and they will assist you in sourcing a suitable trainer.
MEMBERSHIP
Unless already Patrons, residents of The Hotel shall be deemed Temporary Patrons for the duration of their stay only, subject to any further requirements issued by The Club or The Committee, from time to time.
By confirming the room booking, you promise to uphold all of The Club’s Rules, a copy of which is available HERE.
CHILDREN IN THE CLUB
The Living Room welcomes children until 5pm, thereafter it is only open to guests of 18 years of age and over. Guests under the age of 18 are not permitted in The Music Room and The Dining Room.
DECORUM
The Twenty Two will not countenance improper behaviour from any of our guests. We kindly ask that you treat our other guests, our staff and The Hotel with the utmost respect during your stay or visit. We reserve the right to ask you to leave the premises and cancel the rest of your stay in the event that you fail to respect this policy.
Furthermore, we reserve the right not to accept future bookings from you and/or refuse you entry to our premises, and other hotels in our group.
If you are allotted one of our magnificent rooms with a balcony, we graciously ask that noise be kept to a minimum as a kindness to neighbouring rooms and residents. Moreover, our licence requires all outside noise to come to an end by 11pm.
The Twenty Two has absolutely no tolerance for (but not limited to): sexual harassment, racial or sexual orientation discrimination. Any misdemeanour of this nature will result in expulsion from the premises and refusal of future bookings.
smoking
The Twenty Two is smoking-free. Smoking is not permitted in any part of The Hotel other than the designated smoking areas. Should it be brought to our attention that smoking has occurred, a cleaning fee of at least £1000 will be charged.
